Pre-Purchase Pest and Building Inspections are an important part of the property purchase process.

We can provide you with both a pre-purchase building inspection and a termite/pest inspection on the same day and issue you with a detailed report. These services are also offered separately.

Pre-Purchase Building Inspections Hunter Valley

Using the latest technology our inspections are very thorough and carried out by an independent inspector. You will be issued with a detailed building report which will include a description of the property, the materials used in construction, any problems found by our inspector and images of the areas requiring your attention. This will allow you to make a more informed decision as to whether to proceed with the purchase or renegotiate.

A Pre-Purchase Building Inspection covers:

• Exterior: Fencing, driveways, paths and outbuildings. Rising damp, checking for site drainage problems, particularly on paths and driveways, and built-up gardens too close to the house.
• Sub Floor Area: Faulty electrical wiring or possible dampness. Check stumps and piers are structurally sound. Vent blockages.
• External Roofing: Roof is correctly secured, presence of rust, damaged or broken tiles. Guttering, downpipes, flashings, ridges and valleys. Chimney and flu structures are connected, working and secure.
• Building Exterior: Walls to assure they are sound and show no signs of cracking, dampness or other deterioration, balconies, verandahs, patios and decking for regulatory compliance or rotting/damp. Hot water service and presence of safety switches.
• Roof Cavity: Integrity of the roof structure, water leaks, damage to electrical wiring.
• Interior: Signs of movement, cracked plaster, dampness or any other general decay. Doors, wooden floors and windows are checked for fit, general condition, dampness. Evidence of leaking water or damaged drains  from faulty waterproofing. Cracked or loose tiles and grouting condition.

Pre-Purchase Pest Inspections Hunter Valley

Our experienced Maitland and Newcastle pest inspector will start by inspecting the yard of your property, looking at wooden fences, trees and logs for any signs of termite activity in the yard.

Then they will check the exterior of your property before moving inside where they inspect roof voids and subfloor timber under your house for evidence of a current termite infestation or existing termite damage. You will receive a detailed report on any current or previous termite activity.
